Joinery is one of the most important parts of a new home.

It has a major impact on how your home looks, how it functions and how much it ultimately costs to build.

It is also one of the areas where allowances can quickly become unrealistic.

Many builders include a broad allowance for joinery in their pricing. On paper, this can make the initial quote look more attractive. But once the kitchen, pantry, laundry, wardrobes and storage areas are properly designed, that allowance may not be enough to deliver the outcome the client expected.

At DJ Homes, we take a different approach.

As a Canberra builder focused on custom-designed new homes and knock-down rebuilds, we believe joinery should be designed and priced before contract signing not guessed and adjusted later.

That means we work through the details early. We consider how the kitchen will function, what storage is required, how the pantry will be used, what is needed in the laundry, and how wardrobes, linen cupboards and other storage areas should be set up to suit the way our clients live.

Our Signature Inclusions already include practical joinery features such as draws to underbench kitchen joinery, overhead cupboards, pantry shelving, laundry cabinetry, wardrobe fit-outs and linen storage. These are not treated as afterthoughts. They are part of creating a home that feels considered, functional and complete.

By designing and pricing joinery properly before contract, our clients are able to make informed decisions early. They can understand what is included, where they may want to upgrade, and how those choices affect the overall construction price before they commit to building.

This process takes more time upfront, but it helps reduce unexpected variations later.

It also creates a better outcome.

Instead of working from a generic allowance, the contract reflects the joinery that has actually been designed for the home. That gives our clients greater confidence that the price they sign for is aligned with the home they expect to move into.

For us, this is another example of building with certainty.

We would rather do the work early, ask the right questions and properly price the details before construction begins.

Because joinery is too important to be guessed.
